Can I Sell a House I Inherited? | Philly Home Investor
David Bokman:
Hey everyone. This is David Bokman. I’m the owner of Philly Home Investor. We’re based out of Philadelphia, Pennsylvania. And we cover the southeastern section of Pennsylvania, South Jersey, and starting in 2021, we’ll be in the Florida market as well.

We buy, sell, and rebuild real estate all over the region. This is another part of our video series of some of the most frequently asked questions. And one of the questions that we get asked all the time is can I sell or how do I sell a property that has been inherited?

Here in the city of Philadelphia, in order to sell a property that you have inherited, two things need to happen. Either number one, you have to do the probate process on your own, which can take several months. And you also have to understand the process and the proper paperwork to fill out when selling a home that you inherited.

Most people think just because they inherited a property that they can right away sell it. But that is not the case. You actually have to go through the city and state and fill out the proper paperwork and have everything transferred over to your name.

This can take a lot of time and it can also be somewhat costly. And if you don’t understand the process, you won’t be able to sell your property.

When you work with a company like ours, we actually have an attorney on staff. The attorney, all they do, is handle probate properties. So basically what that means is we will handle the entire process for you from start to finish.

Filing all of the paperwork and all of the necessary items that need to be completed. We can actually do this in less than 30 days. The reason being is because that’s all we do.

So once again, you have options when you have an inherited home, but if you want to sell it, you need to do it correctly and you need to go through what’s called the probate process.

And like I said, you can either do it yourself, which could take a very long time, anywhere from three to six months. Or you can have a company like ours do it for you and use our attorney and we’ll do it at no additional cost to you.

That is the benefit when you work with a local home buyer that has experience. And we have members of our team that are able to assist you in all aspects of real estate.

So if you or someone you know has inherited a property in the Philadelphia region and you would like for us to give you a free quote or help you with the probate process, we would be absolutely happy to do that.

Once again, my name is David Bokman and I thank you for joining me in this video series. If you have any questions, you can call us at any time, 215-322-1648. Or head on over to www.phillyhomeinvestor.com. Thank you and make it a beautiful day.
